Do All Roofs Require Maintenance?
Even if you’ve just had your roof replaced, it’s a good idea to commit to a regular roof maintenance plan. All you need to do is find a reliable Maryland roofing contractor such as Alternative Roofing, Inc. and we’ll take care of the rest. Some roofs, like asphalt shingles and cedar shakes may require more frequent maintenance checkups, while other roofing systems such as metal roofs are virtually maintenance-free.
Particularly consider annual roof maintenance if your roof is old (15 years or older) or if your home is surrounded by tall trees. These two conditions make it more likely for your roof to experience damage. Keep an eye out on your neighbor’s homes as well. If you see roofing contractors working on homes similar to yours, it’s possible your roof could also use some TLC.
Roof Inspection
We will start by examining your roof, both from the ground and up-close, to determine if there are any visible problems. Things like missing shingles, popped nails and holes often result from prior inclement weather or damage caused by invasive wildlife. Winters are usually the toughest on roofing materials, and here in Maryland we often get a snow cap by February. The moisture from the melting snow can cause ice dams that may lead to extensive damage. If it was a snowy winter, make sure your roof gets inspected in the spring.
Drainage Issues
Over time, a poorly constructed roof may start sagging in certain areas. This will create crevices for the water to sit in and eat at the roofing. Blown-off shingles may also leave behind voids where foliage and twigs can get stuck and keep rotting. Not all of these problems are immediately evident or even seen from the ground. They can only be detected with a roofing inspection.
While you can maintain your lawn or your deck on your own, we recommend hiring a qualified Maryland roofing company to maintain your roof. The reason is simple: working on the roof is dangerous regardless of how well you are trained.
